I have a rental apartment with a long term tenant. She requested that I change 2 windows that are old and leaky. The total cost for the installation was $1,500. May I deduct the entire sum as an expense for 2012 or must I depreciate it as an improvement over time?

You would depreciate the amount purchased to replace the windows as it's a capital improvement. A repair would be if you fixed an existing asset rather than a complete replacement. Please reference IRS publication 414.
